Cranshaw Construction was the construction manager for the zero-lot line insertion of a 38,950 SF six-story building with 4,470 SF of restaurant/retail on the first floor and 32 market-rate apartments with one-bedroom units on floors two through five. The project included a 30-space below-grade parking garage and six surface parking spaces on the 11,952 SF site.
The demolition and site scope included removal of an existing 12,000 SF brick building, five on-grade parking spaces, plaza pavers and new utility connections to Beacon Street. The building’s structure is steel, light weight concrete and metal deck on floors one and two and steel and precast concrete plank on floors three through five and the roof. The building exterior is brick, cast stone, fiber cement siding, storefront, punched windows and membrane roofing. The interior scope included all interior finishes, bathroom and kitchen cabinets and appliances, postal specialties and trash chutes. The building was completed in the fall of 2016.
The project is located a half block from the Massachusetts Bay Transportation Authority’s St. Mary’s Street stop on the Green Line’s C branch.
