Pattern District – Enabling and Site Work

Newton, MA

The Pattern District, formerly known as the Northland Newton Development (NND), is a 22.66-acre semi-urban, mixed-use development located in Newton Upper Falls, MA. When complete, NND will provide 822 apartment homes, including 145 affordable units, in nine buildings, all oriented around a village green.

Site and enabling work for the development includes utility tie-ins at key locations and the installation of sewer, stormwater, irrigation, water, electrical, and communications infrastructure. Roadway work, including grading, curbing, and paving, prepares the site for future building construction.

Cranshaw Construction is the general contractor for site enabling. Demolition of former retail buildings began in July 2022, and the Upper Falls Splash Park was completed in June 2025.
