Cranshaw Celebrates Topping Off of Building 3 at Northland’s Pattern District
Milestone highlights progress on first ground-up residential building and key site infrastructure at transformational Newton Upper Falls development
NEWTON, MA — May 20, 2026 — Cranshaw Construction, serving as construction manager for Building 3 and key site infrastructure at Pattern District, today joined Northland and City of Newton officials in celebrating the topping off of Building 3, the placement of the final structural steel beam on the first new ground-up residential building within the 23-acre mixed-use development in Newton Upper Falls.
The milestone reflects significant progress not only on vertical construction, but also on the broader transformation of the former retail and industrial site into a vibrant, sustainable neighborhood. In addition to Building 3, Cranshaw has played a central role in advancing critical site infrastructure and delivering community-facing amenities, including the public splash park and playground completed in 2025, which now anchors the development’s growing network of open space and connects to the Upper Falls Greenway.
Building 3 is one of two new ground-up buildings comprising Sequence 1 of Pattern District, alongside the historic rehabilitation of the Saco Pettee Mill. Together, Sequence 1 will deliver 315 apartment homes, including 55 affordable units, and 32,000 square feet of retail space organized around a 1.5-acre Village Green.

Advancing Sustainable Construction
Pattern District is being developed as one of the most sustainable mixed-use communities in the country and will become the largest privately funded Passive House residential community in the United States. All new buildings are designed to meet Passive House International (PHI) certification standards and will be fully electric, supporting high-performance building systems and healthy indoor environments. The broader site has already achieved LEED for Neighborhood Development Gold Certification for its master planning and environmental strategies, which include integrated open space, stormwater management, and restored ecological systems.
Building the Framework for Community
Beyond the vertical construction of Building 3, Cranshaw’s scope has helped establish the foundational infrastructure that will support the full Pattern District buildout.
The development is organized around a new street grid and a network of parks, pedestrian pathways, and gathering spaces designed to promote walkability and connection. The public splash park and playground, completed in partnership with the City of Newton, serves as one of the first realized community assets on site, transforming previously impervious land into an active, accessible destination for residents and neighbors.
At full buildout, Pattern District will include 822 residential units, 145 affordable homes, and 96,000 square feet of retail space across nine buildings, alongside 50% open space and restored natural features including the South Meadow Brook corridor.

With Building 3 leading the way, Pattern District is reshaping the Needham Street corridor and setting a new benchmark for sustainable urban development in Greater Boston.
